Building & Maintenance Operations Manager |  Full-time | Melbourne | NDIS & Building Maintenance

Are you an experienced operator who can blend corporate polish with practical industry know-how? Our client is seeking a Building & Maintenance Operations Manager to support their growing building maintenance and NDIS modifications division. This role is ideal for someone with strong stakeholder engagement skills, the ability to manage a large trade network, and a passion for improving operational efficiency.

This is not your standard residential construction role — it sits within the NDIS building maintenance space, coordinating smaller, high-volume works while driving business development across healthcare referrers and industry partners.

The Opportunity

Working as part of a high-performing team, you will be responsible for operational oversight, building strong referral relationships, and supporting the continued growth of the organisation. You’ll partner closely with internal team members and oversee a network of over 200 trades, ensuring smooth delivery, quality outcomes, and compliance on every job.

Key Responsibilities

  • Business Development & Stakeholder Engagement
  • Build and nurture relationships with occupational therapists, support coordinators and industry referral partners.
  • Represent the business confidently in professional settings, bringing a corporate level of communication and presentation.
  • Operations & Trade Coordination
  • Oversee day-to-day building maintenance, repairs, and modifications across residential, commercial and NDIS sectors (PD page 2).
  • Manage job scheduling, contractor coordination and resource planning.
  • Support and expand a network of 200+ trades, ensuring quality, compliance, and timely delivery.
  • Project & Quality Leadership
  • Ensure all works are completed within scope, timelines and compliance requirements.
  • Conduct inspections, manage variations and ensure high service standards (PD page 2).
  • Champion continuous improvement and strengthen internal processes.
  • Financial & Compliance Oversight
  • Support budgeting, procurement oversight and contractor spend (PD page 2).
  • Ensure compliance with WHS, NDIS standards and industry regulations (PD page 3).
 
What You Bring
  • Experience in building maintenance, facilities, construction operations, project management, or similar client-facing roles.
  • Strong communication skills with the ability to operate in professional environments (corporate polish without losing your practical edge).
  • Experience managing trades and coordinating multiple small to medium projects.
  • Understanding of NDIS, compliance, WHS or the allied health sector is highly regarded
  • Proficiency with operational or project management systems (e.g., SimPro).
